
Project Overview
This project comprised the redevelopment of an existing brownfield site with the design and construction of two new light industrial units containing five units.
The works comprised the construction of a 16,695 sq’ unit with workshop area and ground and first floor offices, and a 10,096 sq’ unit divided into four individual units with lighting and wc facilities both building 7.00m to haunch. Construction features included vertical steel cladding with contrasting colours and feature banding, powder aluminium windows and doors, sectional overhead doors, and entrance canopy. Internally floor slabs designed to 37.5KN.m2 and finished to TR34 FM2 surface finish, first floor areas constructed using pre cast concrete floor units together with pre cast concrete lift shaft and staircases. Office areas fully fitted to include wc’s, raised floors, suspended ceilings, plastering floor coverings and decoration.
Services installation to comprise gas fired central heating, mechanical ventilation, lighting and power, data containment, and photo voltaic arrays positioned on roof areas.
Externally a retaining requirement to the close proximity adjoining site and building and parts of the front of the site were achieved with the use of pre cast concrete retaining wall units. The site was formed with a large difference in levels across the whole site and other than the retaining mentioned the remaining level issues were resolved through design.
Drainage comprised underground connection to existing deep services and included proprietary cellular attenuation.
External areas were laid to concrete yard and block paved car parking, with extensive planting to the surrounding of the site, and entrance alterations undertake as part of a Section 278 Agreement.
